Beachfront RV Resort is not financially responsible for professional fees related but not limited to damage to property, an injury to person(s), or loss of life.
Rv tenants assume all risk and must carry insurance.
DAMAGES of any kind by guests or visitors will be billed to guests on file.
BEACHFRONT RV RESORT HAS A ZERO TOLERANCE POLICY If law enforcement is called for any reason (other than for medical or fire emergencies) you will be asked to leave immediately. (There will be no refund or pro-rating of your site cost).
IF YOU ARE ASKED TO LEAVE DUE TO ANY RULE VIOLATION YOUR MONEY WILL NOT BE REFUNDED.
WE HAVE THE RIGHT TO REFUSE SERVICE TO ANYONE.

Check In & Check Out Extensions
Check-in and Check out is 11 am. We assign sites at your purchase so you are NOT required to check-in upon arrival. You may call the office at (979) 824-2990 for any questions or concerns.
ANY GUEST PAST CHECKOUT TIME will be charged for an extra night stay unless you purchase a late check-out prior to scheduled checkout time (½ price of nightly rate)
EXTENSIONS do NOT guarantee same SITE/PRICE availability, always check with the RV Resort manager.
SITE RULES STRICTLY ENFORCED
NO MORE THAN 5 PEOPLE PER SITE (2 ADULTS, 3 KIDS). ONLY EXCEPTION IS FOR SAME FAMILY W/MORE THAN 3 CHILDREN.
NO GUESTS. NO GUEST PASSES. NO EXTRA VEHICLES.
THE PERFORMANCE OF OUR SEPTIC SYSTEM DEPENDS ON THIS
PETS ON SITE
We allow pets with no additional charge or breed restrictions. NO AGGRESSIVE ANIMALS! It is mandatory to keep your pets on a leash & to clean up after them. There are 4 waste clean up stations stocked with bags for your convenience. You will be charged a clean-up fee of $20 PER VIOLATION
PETS MUST BE SECURED BY LEASH OR HANDS AT ALL TIMES Do not allow pet to enter the dune areas. Do not allow pets to roam unsupervised. All pets must accompany Tenants when they leave the RV Resort and at no time may be left unattended.
EXCESSIVE BARKING, UNDISCIPLINED OR AGGRESSIVE DOGS WILL NOT BE TOLERATED AND YOU WILL BE ASKED TO LEAVE IMMEDIATELY WITHOUT REFUND OF YOUR PAYMENT.
SPEED LIMIT IS 4 MPH
FOR ALL VEHICLES/TOYS ZERO EXCEPTIONS. IF YOU ARE CAUGHT SPEEDING YOU WILL BE ASKED TO LEAVE THE RESORT.
Drive like your kids and pets are here, because the park is full of beloved family members at Beachfront RV Resort.
ON SITE PARKING: ONE VEHICLE PER LOT
ZERO parking in empty sites you did not purchase. You will be charged full price (of blocked lot) and TOWED.
DO NOT park in GRASS! Vehicle tires ruin our sod, be courteous to the next Beachfront guest! NO vehicle parked past RV site driveway. Do NOT let vehicle block the flow of traffic.
It is MANDATORY to have SEWER/GRAY WATER connection (sewer collar/donut) to prevent sewer gasses from escaping. We are on a septic system and when our park is full, the system can be overloaded. To prevent any issues please leave your grey water tanks open during your entire stay and dump your black water tank once a day.
ALL guests are responsible for providing their OWN BOTTLED WATER for drinking and cooking. Surfside water has contaminants and is not always clear. NO OPEN FLAME COOKING EQUIPMENT ON GRASS. Please use cooking gear on pavement. Small fires permitted in above-the-ground fire rings ONLY. Please stay aware of weather and fire conditions to prevent unsafe fire spread.
NO DAMAGE TO TURF No rugs over 2’ x 3’, rugs kill our grass.
DO NOT THROW CIGARETTE BUTTS ON THE GROUND You will be charged a clean up fee if we have to clean up cigarette litter.
SECURE ALL ITEMS All items must be kept neat and orderly, high winds can occur at any time without warning, please be sure to secure items at all times. Normal outdoor items such as chairs, grills, bikes, gates, ect are permitted but should be kept to a minimum.
NO STAKES OR NAILS in grass (even when securing items), punctures can damage wires, cabling, and piping!
GOLF CARTS PERMITTED Golf carts are permitted along the beach (with purchase of $12 annual beach permit) and most roads throughout the island. ATVs may NOT be driven in the resort or anywhere within the Village of Surfside Beach, including on the beach. Please check with the office to get a list of golf cart rules.
NO POWER WASHING RV Bucket method permitted. No harsh chemicals allowed to clean the site.
IF YOU CLEAN FISH ON SITE clean up immediately! Return excess fish to the ocean, ocean life will be thankful for the snack.
QUIET HOURS STRICTLY ENFORCED We try to make our resort enjoyable for all our guests. Quiet hours are from 10 pm – 7 am. NO loud music/conversations/pets, no running generators/outboard motors, no other noises or bright outdoor lighting that disturb the peace of our guests. DISTURB YOUR NEIGHBORS DURING QUIET TIME and you will be asked to leave without refund. This includes bright outdoor lighting.
CHILDREN UNDER 17 MUST BE ACCOMPANIED BY A PARENT (NOT ANY “ADULT”, PARENT) Parents are responsible for behavior, and financially responsible for any damages incurred by children or pets. Do not allow your children to play unattended at the Beachfront Deck Bar & Grill.
OUTSIDE GARBAGE CANS MUST BE EMPTIED DAILY If we have to empty your trash, if it is knocked over, overflowing or attracting pests YOU WILL BE CHARGED $20 PER OCCURRENCE.
TWO DUMPSTERS are located at the entrance of the property for guest use, household trash ONLY! VIOLATORS OF THIS RULE WILL BE CHARGED A FEE AND EVICTED FROM PROPERTY. Our trash service will not empty a dumpster with appliances, heavy or large items inside.
RESPECT OUR BEACHES- LEAVE ONLY YOUR FOOTPRINTS! The beach adjacent to our property is public property and The City (The Village of Surfside Beach) is responsible for beach maintenance. Anyone NOT respecting our beach will be ASKED TO LEAVE. See beach rules on The City website: www.surfsidetx.org
NO PERMITTANCE INTO SAND DUNES! Sand Dunes (areas between our property and the beach) are FEDERALLY PROTECTED AREAS. The Sand Dunes protect us from high water and erosion from the Gulf and are natural habitats of rattlesnakes and their prey. Our Resort provides walk-over beach access for you via our boardwalk. Christmas trees are purposefully placed in the dunes to trap the sand and help prevent beach erosion. DO NOT REMOVE OR BURN THE CHRISTMAS TREES!
MONTHLY RV SITE RENTALS
By law, Beachfront RV Resort is a service-oriented business and therefore we do not have a tenant/landlord relationship with any daily/weekly/monthly guests.
We offer no lease contracts and prices are subject to change at any time, without notice.
PAYMENTS ARE DUE ON THE 1ST! If payment has NOT been received by the end of the 3RD day of the month, you will be charged a $20/per-day penalty until payment is made in full.
We require CREDIT CARD ON FILE FOR AUTOMATIC BILLING. This will automatically take place on the 1st of each month. Your bill will include electricity usage for the previous month and your next full month rent.
ALL monthly guests must pay a $100 cash electric deposit upon arrival. This deposit will be refunded after the final electric bill is paid in full.
IT IS YOUR RESPONSIBILITY TO LET US KNOW WHEN YOU PLAN TO LEAVE
If you will not be staying the full month please let us know one week prior to the 1st so we can charge you accordingly, (i.e. convert to daily or weekly rates).
MONTHLY GUESTS have a SCHEDULED DEPARTURE date given to us BY YOU, and recorded when your original reservation is made.
Please regularly reassess your scheduled departure date TO ASSURE IT IS CORRECT and contact us with any updates or changes.
ALSO We will book another reservation in your site AFTER YOUR SCHEDULED DEPARTURE date. If you depart EARLIER than your scheduled departure and paid-thru date, and within 1 week (7 days) of monthly billing, and DO NOT PROVIDE us with one week (7 days)NOTICE, you will be CHARGED an additional week’s site rental.
If you want a COPY OF RENTAL RECEIPT let us know. We can print or email you a copy of your monthly payment for your records.
